Q & A
Answers to commonly asked questions from the experts on Thumbtack.
What type of roof is best for Miami weather?
Clay tile is one of the most popular roof types in Miami. This tile is resistant to moisture, pests and fire, and it can withstand the extreme heat and direct sunlight of South Florida’s climate.
Metal, concrete tiles, slate and terracotta tiles are also sound options for your roof. A metal roof reflects sunlight and can help keep your home cool. They are also essentially maintenance-free and last for 50 years or more. Concrete roof tiles are another good choice — they can withstand extreme heat and resist mold, insects and rot.

When is the best time to replace or install a new roof in Miami?
If you live in Miami and need to replace your roof, aim to get the project done during the winter. This is when the weather is typically cool enough for roofers to work.
Meanwhile, the summer is typically unbearably hot for roofers, and summer storms or hurricanes may delay your project. Lastly, avoid the springtime, as the rain is too unpredictable in Miami during this time.

Does adding a new roof increase home values in Miami?
In Miami, replacing your roof may boost your home’s curb appeal and increase your home’s value when it comes time to sell.
Home sellers ultimately recover 107% of the cost of new roofing, according to the Remodeling Impact report. Furthermore, 39% of realtors suggested home sellers add a new roof before attempting to sell their homes, and 33% said new roofing helps close sales.

Is it worth it to hire a roofer?
There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.
Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.) in your roof that could potentially save you from costly repairs down the road.
And finally, roofers save you time by getting the job done quickly and with a high degree of quality.
How do you know when you need a new roof?
Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:
- Leakage
- Exposed nails
- Missing granules
- Droopy, sagging roof
- Moss, mold or fungi growth
A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.
Contact the best roofers near you to inspect, repair or replace your roof.
Do you tip roofers?
It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.
Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.
How do I choose the best roofing contractor?
Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.
Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.
Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.
Does homeowners insurance cover roof replacement?
Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.
What is the best roofing material?
The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following lifespans for different materials:
Roofing material | Lifespan |
Asphalt | 20 years |
Metal | 40-80 years |
Copper | 70 years |
Clay/Concrete | 100+ years |
Slate | 60-250 years |
Simulated Slate | 10-35 years |

There are a variety of roofing materials available and appropriate for residential applications. When choosing roofing materials, it’s essential to consider the look you want, your budget and the climate in your area.
Asphalt shingles are one of the most popular types of roofing materials because they are affordable and relatively easy to install. They come in various colors and styles designed to last decades if properly maintained. Asphalt shingle roofs also have a higher fire resistance than other roofing materials (like wood shakes), making them an ideal choice for homes in areas prone to wildfires or other natural disasters.
Metal roofs are becoming increasingly popular because they offer superior durability, fire-resistance and energy efficiency compared to traditional asphalt shingle roofs. They are available in various colors and styles, making them a good option if you want more customization options. Metal roofs also require less maintenance than other types of roofing materials.
Tile roofs are an excellent option for homeowners looking for long-term durability and multiple style options. Tile roofs can have great longevity with proper maintenance, making them an ideal choice for those who don’t want to replace their roof too often. Tile roofs typically cost more than asphalt shingle or metal roofs, so if budget is an issue, this might not be the best option for you. Keep in mind that tile roofs are often made out of clay or concrete — both of which are durable.
Slate roofs are known for lasting a lifetime, which means you probably won’t have to replace this type of roof. Slate is durable, a curb-appeal booster and a favorite among homeowners. Just keep in mind it can get a bit pricey.
No matter which type of material you choose, make sure that you hire a top-rated professional who knows how to properly install your home’s new roof. Search Thumbtack for roofing contractors and companies in your area today.

How long does a roof last?
A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:
- Asphalt shingle roof: 20 years
- Metal roof: 50 years
- Slate roof: 100+ years (lifetime)
- Clay roof: Lifetime
- Concrete roof: Lifetime
- Copper roof: Lifetime

I was very satisfied with my roof repair from Fraser Roofing.
Fraser Roofing FL, LLC

I contracted Rod Guy Roofing to repair a roof leak into a second story bedroom ceiling from my Spanish tile roof. At the same time I needed repair of a small roof “doghouse” over a patio door entryway, repair of a another small decorative roof over a front window, repair of a sagging fascia in a roof corner, repair of additional fascia boards. All repairs required removal of tile, rotted plywood, and installation of new roof in all areas including new Spanish tiles. This was a very difficult job because of time, material acquisition, roof slopes and confined spaces, and multiple roof locations. The Rod Guy roofing crew did a great job overall. The owner called and stopped by the job to make sure I was satisfied with the work. The job site was picked up every night and at the end of the job.

Francisco came out very promptly to fix the problem. Although he advised the problem was not from the roof he was very helpful and did not even charge for his visit even though he took time to come out. I would recommend anyone with roof issues to give Masis Roofing your business.

Do not use this roofing company ! I paid them $1200 to fix a leak in my roof…. months later….my roof is still leaking! I hired this company against my better judgment. He doesn’t do the actual work himself… seems he contracts the work out to other roofers. First meeting with the owner… he complained he had a bad back and sent up a drone to take pictures of my roof instead of doing an actual inspection himself. Please, beware.

Skyline roofers did a great quality job with a honest price. I had several roofers respond to my property needing a new roof. Skyline staff was quick in answering all my questions. The roof work just received an excellent on my house appraisal by an independent company. I also have a 2 year warranty on a roof recovery. Thanks again!!

We were notified that our wind coverage insurance was going to be cancelled and we had to get a roof inspection done right away. (It was also over the Labor Day Weekend – thanks Weston Insurance). We got an inspection but because there was some damage to the roof we had to get the repairs done and reinspected very quickly. Ulisses Mar came to the rescue and got the work done within a couple of days. He submitted a roof certification to the insurance company and we got our new policy in the nick of time. I will call him again if we decide to replace the roof or if there are more repairs needed.

Eugene, Dwight, and Jon did a great job on my roof repair. Not only were they responsive, but they went above and beyond on my repair. And they were responsive to my questions after the repair was completed. The best part of it all is that they will give me a discount when I decide to replace the entire roof.

If thumbtack would allow you to select more options for the review – I would add value and punctuality.
Saturday afternoon and was looking for a roofing company to come out and take a look at my 8 year old roof (previous roofing company is no where to be found) , where suddenly I’m finding water marks on my ceilings. I submitted a request and Romeo calls me within 2 minutes.
I’m in Miami – he’s in Fort Lauderdale. It was a non issue on a Saturday afternoon. Romeo was here within a couple hours and completely diagnosed and repaired what was causing water marks on my ceiling. Plus he gave me a professional second opinion on work just done on my flat roof.
It is super difficult to find honest, professional and fair contractors to work with in Miami. Glad to have found Romeo and he will be my first choice for all roofing needs in the future.

Francisco gave me a great price for my roof leak. Other roofers wanted double for the same job.
Francisco came by on a Friday to evaluate my roof. He explained to me what he needed to do to make the repair and answered all my questions. Then he made the repair on a Tuesday. He also cleaned some of my gutters and pressure washed my roof.
Francisco was the best person I’ve had work on my home. 1) He gave a great price. 2) He timely completed the work. 3) He did a great job explaining to me the work he had to do to repair the leak. I will definitely call him again if I have any other work that needs to be done with my roof or gutters.

I strongly recommend Rod Guy Roofing to anyone who needs roof repair. From the very start, he was courteous, prompt and displayed a very high level of expertise. After diagnosing my multiple roofing problems, he provided a very reasonable quote to fix the shoddy work of a much less experienced and qualified roofer. His team was on my roof, carport and chimney the next day to resolve all of my problems. In fact, he even repaired a few extra things that weren’t in the quote. It’s so hard to find honest and reliable roofers here in South Florida, but Rod Guy is definitely one. There’s a reason he has a 5-star rating. He even came back to fix a spot I damaged by stepping on it, without any extra charge.
